Why do I need a Planning Consultant?

August 2023

Planning consultants are professionals who can offer advice and support on all matters regarding development, planning strategies and environmental issues.

Planning consultants add value to the planning process on all types of projects from heritage projects to new build developments. You might consider hiring one for various reasons, from gaining expert advice on heritage projects to new build developments.

Richmond Bell will be able to tell you if they think your plans will benefit from the input of a planning consultant and should be able to recommend a firm they have had good experience working with previously.  If you are thinking of hiring a planning consultant, it is better to appoint them from the early stages of a project, and certainly by the beginning of the design process, if not before.

Expertise and Knowledge

Planning consultants are experts in navigating the varied and fluctuating nature of local policies and planning regulations. They can provide valuable insights and guidance that you might not be aware of. These consultants often have an existing relationship with the local planning authority. They will help you navigate the permissions process, preparing necessary documents, and liaising with local government agencies, officers, committees and appeals to secure approval for your project.

Time and Resource Efficiency

Ultimately, the decision to hire a planning consultant depends on the complexity of your project, your familiarity with local regulations, and your desire to ensure a smooth and successful outcome. When selecting a consultant, it's important to choose someone with a solid track record, relevant experience, and good communication skills.

Find a planning consultant

It is important to make sure that any Planning Consultant you hire is a chartered member of the Royal Town Planning Institute. The RTPI is the only UK organisation that can give chartered status to planners. Members are bound by a code of conduct, meaning they are obliged to act with integrity, diligence and professional judgement at all times.

Richmond Bell work closely with Atlas Planning, who are also a Salisbury-based practice and so have particular knowledge on local planning policy. The project pictured above - a conversion of a redundant equestrian barn into a residential dwelling - was one of a number of successful collaborations between Atlas Planning and Richmond Bell.
